Estimating
Gleeson Constructors’ project estimates are extremely
detailed, accurate, and reliable. We use an advanced computerized
estimating system that integrates a plot digitizer, job detailing,
and a comprehensive in-house database of historical, experience-based
costs for every aspect of a job. Our accurately detailed pro
forma and conceptual estimates cover the costs of every aspect
of a project, from site clearing to the nails in a shoe molding.
Value Engineering
We believe that value engineering should be a continuous process
throughout a project. So every project is reviewed by a value
engineering team that includes the Gleeson project team, project
material suppliers, equipment manufacturers, and the best
trade subcontractors. The team’s goal is to meet budget
goals by providing performance and aesthetics at the level
of the original design, by appropriate substitution of lower-cost
alternative materials and construction systems.
Scheduling
Scheduling affects everything from project financing to the
owner’s customer relations. So we use the most advanced
integrated project management tools available, and draw upon
a wealth of historical scheduling data to provide scheduling
that keeps projects on track and on budget. Schedules are
updated at each stage of preconstruction development. During
construction, on-site crews are guided by short-range schedules,
and master schedules are revised monthly or as needed to adapt
to scope changes.
Quality
Gleeson Constructors applies a total quality improvement discipline
to every project, encompassing the company’s construction
services, subcontractor performance, and internal company
practices. We see our quality improvement process as a journey,
not a destination. Thus we maintain quality improvement training
at every level of our organization.
